In pressure moments, big time players make big time plays. We pride ourselves in setting our players up in situations in practice to get them ready for big time moments. All throughout the year we create scenarios where players have to execute a task. Here our very own UST elite executed a major win to help them secure the league title. With this, our players will be use to these moment. #USTway
My favorite Christmas decorations are the ones that are homemade 🎄
I made this Charlie Brown-esque tree from my cut off Christmas tree branches. I then added my smallest ornaments from years prior! I love gold stars 🌟 so I paired them with teeny purple ornaments from @homedepot . I added this little purple tree I got at @crackerbarrel last holiday season for a simple Christmas nightstand centerpiece 💕

Do you try to push people to do business with you or do you earn your business opportunities?
As real estate agents, the “For Sale By Owner” or FSBO (real estate agents really love their acronyms, don’t they?) is like the great white whale from Moby Dick. Ever elusive, potentially beneficial, and always threatening….. But do they really have to be? . - 🏘
In a recent conversation with a local agent in our mentor program, we role played the never ending saga between the FSBO & agent.
Understanding why some people choose to sell by owner is a challenge to many agents. Maybe they had a bad experience and as a result they don’t like or trust our industry. Maybe they are on an extremely tight budget and are trying to avoid paying a brokerage fee. Or MAYBE they have not been provided value or education as to what benefit you are to them and why they should speak with or hire you in the first place. .-🔥
As with all business, at least this is my opinion, take the time to get know the owners problems, situation and pain. If you can provide relief, a solution, or a plan for them, then share it with them. Earn their trust, know that they will always start out skeptical of you, but if you get to understand what is most important to them, and help them realize that you are their to answer the question “whats in it for them”, only then will you have earned the right to even have a conversation with them.
Sounds a lot like dating, doesn’t it? If you are an agent who has questions, or is struggling to get your business moving in the right direction, we would love to help. Send us a DM with your most pressing issue/problem. We will address it in an upcoming video.
🔥JUST SOLD - 56 Carlton St., White Plains, NY 10607🔥
This was my longest deals yet with a lot of twists and turns (including the appraiser suddenly passing away a few days after doing the appraisal 😔) but at the end of it all, one more happy seller, so I'm happy too (I've already gotten a referral from him)! 😁
Do you feel like some days you go out for a run and you feel amazing and the next day you go out and feel at your worst? Do your bad days involve pain or do you just feel you cannot go any faster or further than you.normally do?
We all have good and bad days in training and racing that's a given. When those "bad days" start to be consistent is when we start to think the classic question "why?". If there is pain involved is it something that is related to your training program? Have you changed up your gear? Have you not been getting enough rest? Have you been letting stress and anxiety take over your life and getting in the way of training?
If it is pain interfering with your training:
- is it consistent?
-does it only happen during training or is it throughout the day as well?
-does it keep you up at night?
-do you have more stress and anxiety as a result of the pain?
These are all questions many runners and triathletes have about themselves so if this post describes you, you are not alone.
If this is you consult with a physical therapist like me today who will sit down with you and go through in detail what issues you are experiencing and how it can be managed based on your own intricacies of the matter.
If you have any questions please feel free to message directly or comment below to inspire other to do the same.
Closing day for my awesome seller clients turned friends, Natasha and Sam. Today was bittersweet. They said goodbye to their first home where they raised their two boys to start a new journey. These two are the kindest couple you’ll ever meet. I wish them and their family all the best!
I am humbled and grateful for their trust in me and honored to help them with such a big part of their lives. This business is so much more than selling homes, it’s about helping people get to the next chapter in life ❤️ 🏡 🌟
It’s that time of the year! Which neighborhood is your favorite to go see holiday decorations?! 🎄 🎅🏻

Dreaming of a home for the holidays...🎄❤️🎅🏼🙏🏼 #AdoptMickey
Poor Mickey originally came into the shelter in 2013 as a puppy after being found in a garage containing equipment suspected to be used for dog fighting. He had mange, and scars on his body. He was adopted right away, and was returned 4 years later for issues that developed in the home. Mickey is now 6 and-a-half years old and has been returned twice. Everyone is heartbroken for Mickey, and we so hate to see him here, and hope and pray his new forever family comes in and finds him soon. Mickey likes other dogs, is house trained, and knows the commands "sit", "stay", "come" and "down". Mickey has been going out on foster field trips and is doing amazing! These trips have really helped Mickey be more confident and happy, and that makes us super happy. Mickey is being recommended for an adult-only household, and will need savvy adopters who can put in some work to help him overcome his fears. If you are interested in learning more: Please call the shelter at 516-785-5220, visit us at: 3320 Beltagh Avenue, Wantagh, New York 11793, or email us at: firstname.lastname@example.org
