Sam Aslanian Architect designed a 32 unit mixed use project on a trapezoid shaped 50 x 150 site in the NoHo Arts Districts in Southern California, close to many shops and restaurants, and within walking distance to the North Hollywood MetroLink station. Project includes a two level subterranean residential parking garage, ground floor retail with retail parking, 32 luxury modern one bedroom units on levels 2-6, a 6th floor roof deck with recreation room, 6th floor mezzanine loft units and an art wall along the exterior exit hallway that includes a random pattern of opening with computer controlled LED lit glass railing system. Green building features including rooftop solar, resource efficient materials, energy efficient lighting, energy efficient mechanical systems, water efficient fixtures, rainwater infiltration planters and bike parking. Design utilizes City of Los Angeles Transit Oriented Communities (TOC) Tier 1 bonus density incentives to increase the number of units from a base density of 21 to 32, reduce residential and commercial parking, reduce side yard setbacks, reduce open space requirements and increase floor area (FAR), in exchange for setting aside 4 units for affordable households. Design challenges included designing 32 one bedroom units on an irregular shaped 7500 square foot lot, maintaining Los Angeles Department of Water and Power (LADWP) power pole clearances along the alley in the rear, placing transformer on grade along alley with proper clearances, and designing the subterranean garage such that structural walls and columns extend from foundation to podium to reduce concrete beams while following City of Los Angeles parking design standards for drive aisle, vehicle backup and circulation. Construction consists of a Type-1 two level concrete subterranean garage, Type 1 ground floor concrete podium and 5 levels of Type IIIA wood framing on levels 2-6. Construction scheduled to begin February 2021. Crazy thing is with these "rent roll stats" - we are paying our projected (or more) distributions at all properties except for 1 (that will change soon) and with our current properties that $392,167 monthly number can reach $425,000ish.
4 years ago right now our ANNUAL RENT ROLL was $75,840. We had no outside investors - today we cut checks to 30 investors every month.

🥓 Blood sausage. This is an Estonian national dish, which is only prepared in the winter for Christmas. The natural intestine is filled with pearl barley and filled with blood, and then boiled. Braised cabbage is served as a side dish. You can try blood sausages both on the Town Hall Square, and in cafes and restaurants. Even if you are not a fan of such food, we advise you to try it!
🍪 Pipparkook is a traditional Christmas cookie. Literally translated, it means “peppered cookies” or “spiced cookies” due to the content of 🌶 pepper, ginger and other spices that give the cookie a spicy flavor.
🍷 Drink a glog with almonds, raisins and orange (all these ingredients are added to a glass with a hot drink with pepper and cinnamon, soaked and need to be eaten after you drink the glog). Glogg is of different strengths. One of the strongest it’s a glogg with the addition of branded liquor Vana Tallinn (21% strength of alcohol).

1. Out in the civilian world, It sucks to say this... but your just another person... People will walk by and there will be NO PROPER GREETING OF THE DAY 😂 .
2. Civilians are a bit rude somethings, but then again who isn’t? Little hard to relate to each other, but usually I met most my civilian friends at the local gym because we share common interests. So don’t be afraid to talk to others.
3. Everything’s unorganized but it’s your job to stay calm during the fog of war. Stay vigilant and stay focused on your tasks, because there are a LOT of distractions 👈🏻
4. Stop wasting money on Starbucks chai latte, instead make your own coffee, because everything out here is EXPENSIVE! So make your own foods & drinks at home 🏡 .
5. Don’t be afraid to step out of your comfort zone, always learn and never step developing yourself and sharpening your skills as a Veteran. .
