“Maximizing Sales Price” and “Minimizing Time on Market”
When selling residential properties, gone are the unsophisticated buyers (thanks to Zillow, realtor.com).
Today, for commercial real estate and SFR sales, price details and “marketing time” metrics are plenty.
Buyers and their agents are educated.
As a seller of a commercial property, it’s important not to underestimate today’s buyer or you risk a lower price and long months without a sale.
I recently sold a retail building in Los Angeles for a record area price. The seller selected me due to effective pricing and marketing strategy.

One thing about being a Mother , is definitely about being a child of GOD first. There’s no handbook , no guide and no thank you’s.Its the most rewarding job with no monetary compensation 😂 Who would’ve thought . In my 20’s , It was survival mode . I kept at least two jobs and could not even fathom quitting one of the “best” jobs I have had . Now , I don’t believe everyone is an entrepreneur. Sometimes, your here to support a greater cause that your your gift is of value but not the main event .
Either way , your gift is your gift. Your walk is your walk. Not be compared with any one else’s.
So this is a picture of the beginning. Whatever they decide to be . I will be their biggest cheerleader . But for now . They like our business . Now , I don’t know everything but I definitely know . This legacy will certainly surpass my lifetime . I hope they are proud of mommy.
When other realtors start over pricing their listings. Not talking $2000-5000 over but $50,000 to $100,000 when comparable sales don’t and won’t justify it- they are creating an unstable market by allowing their clients to dictate price... shit is going to hit the fan if this continues ... 10 years ago our Market CRASHED.
It crashed due to GREED.
It crashed due to Inflated Values dictated by uneducated realtors allowing “home owners” to dictate the price they want.
If a house doesn’t appraise at value these are the options (in Arizona)
1) Buyer and seller walk away from deal-no harm-no foul.
2) Seller agrees to appraised value (most common occurrence in my 20 years experience)
3) Buyer makes up the difference in Cash (this is what I call “buying a house upside down” I NEVER recommend this option.
4) Seller can challenge the appraisal- seldom will the appraiser come off price.
In the past 14 days I have come across 2 houses - opposite end of the spectrum ... one a cookie cutter home priced $50,000 over three solid comparable sales (like rock solid comps)
The other, older home with nearly an acre and under 1600 square feet... listed $80,000 over value. This home was purchased at market in May 2018 and in discussing with the other realtor- she allowed her seller to dictate price.
VALUE is determined by finding 3 model match homes (or as close to it as possible). Failure to do so will create a chaotic trend that will destroy our market and what everyone fears - will come true.
Hire a professional- get the agents resume- ask for their past sales list- know who you are working with.
