As we enter the summer months and work through the challenges associated with the current health crisis, many are wondering what impact the economic slowdown will have on home prices. Looking at the big picture, supply and demand will give us the clearest idea of what’s to come.
Making our way through the month of June and entering the second half of the year, we face an undersupply of homes on the market. Keep in mind, this undersupply is going to vary by location and by price point. According to the National Association of Realtors (NAR), across the country, we currently have a 4.1 months supply of homes on the market. Historically, 6 months of supply is considered a balanced market. Anything over 6 months is a buyer’s market, meaning prices will depreciate. Anything below 6 months is a seller’s market, where prices appreciate.
Given the undersupply of homes on the market today, there is upward pressure on prices. Looking at simple economics, when there is less of an item for sale and the demand is high, consumers are willing to pay more for that item. The undersupply is also prompting bidding wars, which can drive price points higher in the home sale process.
In addition, experts forecasting home prices have updated their projections given the impact of the pandemic. The major institutions expect home prices to appreciate through 2022. As the year progresses, we may see these projections revised in a continued upward trend, given the lack of homes on the market. This could drive home prices even higher.
Many may think home prices will depreciate due to the economic slowdown from the coronavirus, but experts disagree. As we approach the second half of this year, we may actually see home prices rise even higher given the lack of homes for sale. I was asked to post a bit more from my stories for future reference. These slides are just one part of an argument for police reform through budget cuts, largely formulated by The Guardian/Alex Vitae’s article (highly recommend you google it). Also recommend @austinjusticecoalition for all resources. .
I recommend researching the origins/militarization of the police department to get a better understanding of the systemic racial issues. I’m still learning and unlearning all of this too. I’ll do another post with a bit more city budget information soon. ❤️ .
Do you order your fries fully loaded? Yesterday I visited @island_fork, a family owned restaurant serving up vibrant dishes, and it did not disappoint! The owner Kingston opened the restaurant in August of 2019 as he loves to cook and wanted to bring Caribbean food to Pflugerville. Kingston and his teams passion for creating delicious flavorful cuisine shines through with each delectable bite. What we ordered:
Salmon Burger - Fresh caught salmon seasoned to perfection with a special blended jerk seasoning topped with pineapple, tomato, lettuce, and garlic sauce.
Rasta Pasta - A creamy Caribbean inspired pasta dish made with sautéed bell peppers, jerk seasoning, and Parmesan cheese. Notably you may add proteins like their signature jerk chicken and oxtail.

Now VS Then: Our Home Remodel 🏠⚒ the Master Bathroom 🛁
If you know @nickthebuilderatx and I you know that we're TALL so naturally the only requirement we have in a master bathroom is a walk-in shower 🧖🏼♀️🚿 I haven't sat comfortably in a bathtub since I was in 6th grade.
Our bathroom/tub isn't huge (by Texas not NYC standards) so the biggest challenge we had was figuring out what type of shower entrance to install. We both wanted a glass partition but realized we didn't have the width to accommodate a plus size adult without having half the shower uncovered. Now while my husband and I are not plus size we do plan to rent out our house in the next few years, and like many of our design decisions we were constantly thinking about rent ability.
Once the partisan idea was nixed we brainstormed a glass door but realized there was no convenient way for the door to swing.
We ended up installing a sliding door, which is clearly the most practical option. It doesn't protrude into the small space and it keeps me warm when I shower (very important!) The negative of a partition is that I get cold when air drafts in.
The sellers had already updated the bathroom with white marble tile throughout so I simply found out where they bought it and purchased more. I also made the design decision to use matte white marble tiles on the floor as well, and the walls are Sea Salt by Sherwin Williams 🌊
Life-changing day. Glad I could reflect on the positive. Forever rocking with you from now on, ATX. 🙏🏽 Doesn’t look like it, but I’m glad I could cover up crying, screaming, & a whole lot of frustration. There is beauty in strength, always.
