Since returning from a luxury cruise, I have been reflecting on what I can learn and implement into the business to continually push the boundaries and improve •
The trip taught me 3 things
1️⃣ Personalised experiences are key
To effectively serve their guests needs, we had options pre boarding for food, experiences and events. We even got a pre-loaded credit card which could be spent in any restaurant/shop on the mainland. Many luxury hotels compete to provide a fantastic personalised buying experience, so why can’t we?
Applying this to our business, every investor I speak to is different, a different personality, different styles of communication and different goals meaning a one size fits all approach is unlikely to provide a world class experience
Therefore, providing a bespoke service is key. We can't help everyone, but those who we can help we try to ensure a bespoke service •
2️⃣ Going one step further for customer experience
CX can be difficult to define and measure. Some may "under promise & over deliver" some may just consistently exceed expectations
Some of the personalised elements fall into this category also. Another example is in the cabin, we got a set of gifts on the bed
CX is at the forefront for every brand today. One process to allow us to keep track of our client journey is by using a CRM - we add all deadlines allowing us to stay on track, communicating timely and effectively
I believe that we cannot do enough to ensure the satisfaction of our clients, we regularly over communicate and manage challenges going above and beyond to ensure the client remains hands free
3️⃣ Attention to detail
Luxury cruises pay attention to detail. The furniture placement is perfect, free carefully set out toiletries, free mini fridge, an expresso machine and small gifts throughout the trip
Similarly, our clients appreciate when you go one step further for them. I was working whilst I was away ensuring our projects remain on track. I remember all of my client’s names, if they have children, I remember their names and where are they from. The tiniest details go a long way and will turn them into long term loyal customers
Demand is out far stripping supply in Manchester, this in-balance, looks set to continue.
Currently housing statistics show that only 3,000 new home are being built per year. Which is a deficit of over 8,000!

Taking up valuable drive space, causing numerous injuries when being filled and overall just being an unsightly box of crap. As well as this, when entering the vicinity, the skip and it’s incompetent drivers tend to cause irreparable damage to the owners property and foliage... ah yes, truly a wondrous sight.
I found this #kitkat wrapper while working on our current project, crazy to think in 1985 a KitKat cost just 15p.
It got me thinking about #inflation and interest rates.
The inflation rate In 2018 was 2.48% and the average interest rate from the banks was only 0.6%. If you have money sitting in a bank account it’s value is depreciating year on year.

Communal rooftop space for 16 city center apartments. Looking for creative ideas from all you wonderful property people.
The roof space is entered via two central stairways. Current plan is a roof top garden for the residents but looking into ways to use it in a commercial sense. It really is amazing how quiet and peacefully this space is when it’s right in the centre of Newcastle.

🏠 *PROPERTY* 🏠 or 📈 *PENSION* 📉 for long-term retirement? ... Here’s my (high-level) opinion and I’m sure you can guess the route I’ll advocate. Whether you agree or disagree you should consider how your planning for your later years (not sure anyone else will be!)
Pension returns are uncertain and therefore I think more risky. You can predict property returns to a greater degree
Pension money is locked away until age c.55 at the earliest. It’s tied up and inaccessible. Returns from property can be from day 1. Furthermore, capital growth from property can be accessed tax free, which can (if desired) create compounding opportunities
Most people use pension savings to buy an annuity (regular payment) for life. Annuity returns are getting worse as the population is living longer and the days of companies providing a ‘decent’ pension scheme package are long gone. Annuity rates have more than halved in recent years. Property continues to provide great investment yields
It’s harder to control your pension. You can’t gear or leverage it. Property allows you to leverage money more than any other investment class
In my opinion, the best point why property trumps pensions as a long-term retirement vehicle … you work hard for X years to (build up a pension | a property portfolio | maybe both) … on death the regular income a pension provides stops but with property you can leave property to your family for them to benefit from cashflow and capital growth for generations to come. Your creating generational wealth and your legacy. You’ve worked hard to build something that will continue working for your family when your long gone.

As investors continue to aim to maximise the achievable rent, the number of enquiries for HMOs and multi-lets has increased considerably.
There are many investors purchasing, and turning properties into, licensed HMOs. However, we also have a number of clients who, whilst they would like to maximise their rent achieved, do not want the responsibility of a licensed HMO. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
Many of the standard high street BTL lenders will allow sharers, as long as these are all on one tenancy agreement for the whole house, and not on individual agreements.
BM Solutions will allow up to five sharers on one tenancy agreement for the property. Both The Mortgage Works and Virgin Money with allow four sharers on one tenancy agreement. These are examples of a few of the lenders who will allow you maximise rent achieved, where you have an opportunity for individuals to share the property on a single agreement, without the need for specialist HMO finance.
Of the other mainstream lenders that will consider sharers, you have Skipton Building Society who have a competitive range of BTL products and will allow up to four sharers, either on individual agreements or one agreement for the house. This gives you the opportunity to have multiple tenants on their own agreements to maximise rent, but still have access to standard high street BTL finance. Skipton will also consider portfolio landlords, but with separate portfolio requirements.

EVER DONE SOMETHING YOU REGRET IN PROPERTY. 😩😩😩. I put this bathroom in a few years ago. It was my first refurb and I was delighted with my very reasonably priced landlord package deal. My plumber, who has since become one of my best friends and is a general sage pointed out at the time that finding a toilet seat for that toilet was going to be hell. Flip forward a few years....the toilet seat has come back to bite me (potentially almost literally). It has a nasty great crack in it and finding a replacement is impossible. The supplier tells me they have some on order but they are being held at a port by customs for an undisclosed amount of time. I have tried various sites that if you send a photo they will find the toilet seat you require. It can’t be found and all that’s on offer is a bespoke toilet seat at just over £150!!!! Luckily I took my plumbers advice before making this mistake again and avoided packages like this going forward. Sometimes a good deal is not a good deal. #regret#propertymistakes 😳😳😳
