I'm going to try and explain this in layman's terms.
Now a 𝕷𝖎𝖊𝖓 is not ONE specific thing! There are many different types of liens. 𝕷𝖎𝖊𝖓𝖘 are usually monetary. 𝕷𝖎𝖊𝖓𝖘 are broken up into several categories: Voluntary and Involuntary or Specific and General.
Voluntary Liens - means that basically you VOLUNTARILY put yourself in debt to pay someone/something back. For example your mortgage and a credit card is a voluntary lien; you signed documentation and agreed to pay back the debt from a purchase.
Involuntary Liens - is self explanatory, it's not a matter of choice; it is created by law
General Liens - affects everything you own basically. House, Car, Taxes, Inheritance, etc.
Specific Liens - affects specific things such as mortgage lien, real estate tax liens, mechanic's liens, etc
If you have any type of lien on your property please let your realtor know. Even if you don't WE WILL find out! Once your property is under contract to be bought, the title company runs a title search on the property and 9 times out of 10 any and everything will come up! Didn't pay your real estate taxes 3 years ago? We will find out! Had a contractor come do some work to your house and you DIDN'T PAY them? We will find out! Yes, a contractor can put a mechanic's lien on your property if you do not pay them for the work done to your house!
Do not EVER buy a house without the title company doing a title search! The lien is attached to the property NOT THE PROPERTY OWNER! If you purchase a property at full price and there is a lien on that property, you are now responsible for paying that debt even if you did not create it. Whoever the debt is owed to they can take legal action and take the property from you if you choose not to pay them.
This is just a general summary as liens can be much more complex. Hopefully this was helpful.
