Selling and buying within the same time frame can seem complicated and overwhelming, but it is a very common situation. There are few different options you have:
✖️ You can put your current home on the market and as soon as you get an offer that works for you, we can go find your new home. This is the simplest of choices, but can put pressure on you to find the right house in a short amount of time.
✖️ You can find the right home to buy and make an offer contingent on the sale of your existing home. This can seem ideal, but many sellers in this market don't want to accept a contingent offer, so negotiation position is weak. You may also risk losing the new home if something goes wrong with your sale or if your sellers aren't willing to be flexible on time frame.
✖️ You can sell your current home and move into temporary housing or stay with family/friends if you don't find the right home while your current home is under contract. This gives you the best negotiation position, but can be inconvenient.
✖️ You can work with a lender to see if you can secure a "bridge loan," which would allow you to buy with convenience and without pressure. However, you wouldn't be able to use your home's equity towards a down payment and may have months with multiple mortgage payments if your home doesn't sell quickly.
✖️ If you are in a position where you do not need proceeds from a sale to use towards a purchase, you can always wait to list until after you've purchased your new home. You can also look into if keeping your current home as an investment property would be a good financial decision for you!

This build came out great, we have a heavy duty ARE bed topper which has an aluminum structure to handle way more weight than a traditional topper. That means plenty of capacity for the Alu-Cab tent and you sawing logs inside! The heavy duty Toytec suspension didn’t budge when we lowered the tent on.

Always excited to start a new arrangement! Working with Push 2, Arturia MicroFreak and Akai MPK mini to develop my sounds today. Experimenting with new vocal effects loading effects on the Master Channel to record vocals, using drums and routing to vocal channel so they pick up the drum pattern. Discovered this technique yesterday. Joined Mr Bill and ill.gates memberships for continuing my Ableton Live endless learning quest. Keep developing my skills.

Cold weather brings a new face to familiar sights in Colorado, turning waterfalls into icefalls at Castlewood Canyon State Park in Douglas County. This Pat’s Woodard’s photo of the week. Where is your favorite place to take winter pics?
Soaking in pools amongst tall pines and old growth aspens was a real treat this weekend. Thick fog and snowy conditions added a wanderlust quality to our adventure, making it much like a lucid dream.😌

I have not been getting out to hike and shoot as much as I want to which can be challenging this time of year. Nothing is holding me back except for myself... the weather doesn't bother me, in fact sometimes I like hiking in really gnarly conditions and I can make some lame excuse that I just don't have time but that's not true either.
