When you enter into a Commercial Lease, you will usually need to sign an Agreement that outlines certain details about your Lease.
Your Agreement will specify the length of time that your lease will run for and will outline the duties each party must perform. Your Agreement will also contain information about what needs to happen in the case of early termination.

On Saturday I was one of the keynote speakers at the Australian Institute of Conveyancers (NSW Division) learning day in Canberra at the beautiful Hotel Realm. It was an interactive morning where I was able to help my peers identify any trust gaps with their clients that are holding them back and workshop through solutions with them so they could hit the ground running this week to make impactful changes to their business.
I had a great day connecting with new professionals in my industry and catching up with the ones I have met previously.

Comp Market Reports provide the opportunity for real estate owners to get detailed information about how their property compares to other actives and solds in the area. Additionally, market insight and agent strategy play a huge role in the end result.
Recently I spoke on advice for first home buyers on my 'Confessions of a Conveyancer' series on Facebook, and it's something that has come up because with interest rates being so low at the moment, it’s a good market for first homeowners although it can be overwhelming and confronting not knowing what goes into buying or building your first home.
One point that is really important to go over is ‘genuine’ savings. Of course when you go to buy or build your first home you need to have a deposit and that means putting money away money every week for three to six months. If you have a lump sum that’s come in from something other than your earnings, like gifts from family or inheritance or a work bonus, it’s not considered genuine savings because you can’t maintain that. It needs to be your own money going in consistently. And that creates peace of mind and reliability to pay your mortgage. So we talk about that as well as how to deal with personal loans and credit debt and who to talk to, to get professional advice. How to create a plan you will stick to and stay motivated on.

Yesterday a friend and I filled up our hydration packs, packed a banana and took our mountain bikes on an adventure ride around the hills of Wodonga.
We started in West Wodonga and climbed to the top of Hunchback Hill. The descent down the infamous Rock n Roller track was well worth the big climbs.
The magpies were out in force and there was also some rain but nothing that could wipe the smile from my face.
Bikes, mates, fresh air and fun tracks. Does it get much better?

Recently I spoke about what to be mindful of when it comes to strata properties on my 'Confessions of a Conveyancer' series on Facebook because I had three clients in one week buying strata properties!
There are a few differences between a strata property and a regular home that can catch people out. So I just wanted to highlight a couple of the really big points and give people a little tip to get a behind-the-scenes knowledge of what they are buying into.
So the thing you really need to know is that you only own what is inside the walls independently. Everything outside, including the building exterior walls, are owned as common space by all the residents, even single storey units or townhouses, the outside walls are still common property meaning that everyone owns them all together. Everyone is responsible for the rest.
This affects insurance, installation of solar panels, some air-conditioner units, and renovations that will show on the outside walls or balconies.
The best research you can do before you buy is to get hold of the minutes from the last couple of years of AGM’s and have a strata inspection report carried out, and I’ll give you a few examples of how this works to your advantage in the video here.
