This article is a master class in how to make massive money in commercial real estate. These kinds of deals are published for all to see, but so few have the education to really understand what’s going on. So if you’re interested, let’s unpack this for you... A wealthy Gold Coast family sold a vacant block of commercial land on the Gold Coast to Woolworths for $13.1 million in 2016.
Woolworths built a massive warehouse and car park for a Masters. Masters failed within 2 years and the same family bought it back, with all the new buildings and car parks for $13.75 million only 3 years later.
That’s right! They got all the buildings and car parks (millions of dollars in value) for about $600,000.
So now they have whatever they made in profit from the original sale, plus a new asset which they can lease to real businesses because they now have buildings.
They spent a year leasing it out and now it’s fully rented. All 13,709 square meters of “NLA” - net lettable area.
As you can see in this article, the last lessor (Hillsong church) paid $145/m. Assuming the other tenants paid roughly the same, that’s over $1.9m/year in rent now locked in (13,709m x $145/m). If they now want sell that asset again to investors, they could probably quite easily sell it based on a 7% return given that the buildings are new, the leases are new and strong and they’re solid tenants.
Divide $1.9 million by 7% and that asset is now worth around $27,000,000. That’s about $13,000,000 in profit for finding 4 tenants and without building anything!
A true once in a life time deal!
I recently did a deal like this which ironically also has a church as an anchor tenant, and realized a 7 figure gain without building anything. I’m keeping the property which nets me multi-six figures in rent for life, plus 3% contracted increases each year.
