Happy Closing day ... the pumpkin fairy strikes again🎃 The second this home recorded I was on the porch with pumpkins. We’d been talking the whole sale about how cute pumpkins were going to look on this darling porch.
I love getting to know my clients through the process. Lilly can’t wait to decorate her new room - she showed me a different Pinterest idea every time I saw her. Yes, that’s a toilet paper holder ... well because in this family there is a little disagreement about where you put the toilet paper. The notebook & dividers are because I’ve never had a more organized client - she confessed “I just love dividers.” The rest of the basket is filled w cozy fall goodness. Finally, cleanliness is super important to these new home owners. I have scheduled cleaning for Monday morning after move in weekend. .

The FHA loan program is a great program for individuals who have limited funds for a down payment or have a rough credit history. FHA requires that a buyer put down only 3.5% down and have a minimum credit score of 500 (This could differ with the lender you select). The FHA loan program also grants individuals with Short Sales, foreclosures or Bankruptcies in their past with a shorter waiting periods to purchase a home. The flexibility of the FHA mortgage is a great way to purchase a home in a market where everyone is saying you cant! In this post I wanted to talk about how to buy a home when saving up for 20% seems almost impossible these days.
Did you know the average down payment for a first time home buyer is 6%? And for any buyer it’s 11%. You don’t need to save 20% in order to buy a home because there are TONS of loan programs out there that require as low as 3% down (or even 0% with VA).
If you put <20%, you’ll generally need to pay some type of mortgage insurance, and this scares people off. But what they don’t know is that mortgage insurance is so cheap if you have a good credit score. I’m talking around a couple hundred dollars a month. So don’t let that get in the way!
In areas of high appreciation, you’ll save money by buying now versus later, when the prices rise up to 5% per year.
