What is a debt-to-income ratio? Why is the 43% debt-to-income ratio important?
Your debt-to-income ratio is all your monthly debt payments divided by your gross monthly income. This number is one way lenders measure your ability to manage the payments you make every month to repay the money you have borrowed.
To calculate your debt-to-income ratio, you add up all your monthly debt payments and divide them by your gross monthly income. Your gross monthly income is generally the amount of money you have earned before your taxes and other deductions are taken out.
For example, if you pay $1500 a month for your mortgage and another $100 a month for an auto loan and $400 a month for the rest of your debts, your monthly debt payments are $2,000. ($1500 + $100 + $400 = $2,000.) If your gross monthly income is $6,000, then your debt-to-income ratio is 33 percent. ($2,000 is 33% of $6,000.) Evidence from studies of mortgage loans suggest that borrowers with a higher debt-to-income ratio are more likely to run into trouble making monthly payments. The 43 percent debt-to-income ratio is important because, in MOST cases (but not all), that is the highest ratio a borrower can have and still get what’s known as a “Qualified Mortgage”.

👍 It’s always nice when an active leak 💦 is caught early on.
This home was vacant for awhile now & the water 💦 was shut off 🛑 of course & only turned on for showings & the home inspection of course.
Vacant homes tend to have more active leaks.
The good news is that the floor joists & the floor sheathing can most likely be dried out once the leak is fixed 🛠
Which is one of the benefits of catching a leak early on! 👍👍👍

We’re moving🎉 We bought our first home and are staying in this city we love so much. We are so excited and grateful. It happened so randomly and we honestly didn’t quite understand it until...
☎️ We got a call explaining that two of D’s younger brothers were in need of a new foster home. So, we felt like maybe that’s why God put this home in our path. We’re becoming a family of 5 🎉.
We always said when we have more than we need we want to build a longer table, not a higher fence. That’s why “A Longer Table” was the perfect name for my podcast launching later this month🎉.
Sorry to everyone who thought I was pregnant or having triplets 😂 This is even better though, right? ❤️

Seriously. We are so excited.
We are huge home improvement lovers. John Mark used to work maintanence so he knows how to do most things, or can figure it out, and I’m really into decor so to say we already have big ideas is an understatement.
We walked every room yesterday and went over all of the things we want to change, but the wood floors are getting refinished this week and we are doing some painting. Those two things right there will make a huge difference!
I promise to give y’all a little tour when the floors are done 😍

Between actively planning a wedding, purchasing a home, and losing my grandmother — it has truly been a whirlwind of emotions for me. I’ve struggled (and struggled) with seeing my grandmother’s health rapidly decline in the midst of life’s exciting moments during these past few months.
