These terms are not as complicated as you might think! .
ARV: In my opinion, the most important of all. Every investment decision will be based on this number. What is the house worth in “great” condition on the market?? The answer to that question is your ARV. That means, no repairs, no liens, no violations etc... what will a consumer pay for that property? Getting this number correct or as close as possible will make you a lot of $$$$! .
ROÍ: Is this a good investment or in other words, worth the trouble? That percentage number will be dependent on what you’re looking for. But always base everything on this: if the stock market can most likely yield a 7% Annual ROÍ, you want to do better & with real estate you CAN! .
CapX- this one was a little confusing to me at first. But just remember to analyze a property and add up all your “big ticket items” and you’ll get your CAPX repairs. This is not the same thing as a cap rate ! .

Don’t put off until tomorrow what you can do today. I never wait on deals. The moment they come to my inbox, if it makes sense I want to lock it in the same day.
I locked a deal down at my friends wedding. So basically the day or the occasion don’t matter. If it makes sense I’m buying.
This also leads me to why you must stay ready. Have your credit ready, have your funding source ready, have your cash ready, do whatever it takes to get ready.

What’s your preference the quick flip ? Or hold the asset forever ( rentals ) ?
I personally prefer rentals because I can continue to build my portfolio & can pass down the asset forever. Over the next 30 years I have a bunch of properties that alone will generate me gross over $1,000,000 And that’s each building.
Example: this is gross before all expenses, taxes, mortgage.
Triplex = $3600 per month
Yearly revenue =$43,200
10 years = $432,000
20 years = $864,000
30 years = $1,296,000
