Don’t be shy about trying out a new finish for your plumbing fixtures ... 5 years down the road you can easily change out a bath faucet versus, say, ripping out and redoing tile floors....
Today we sold the very first property we ever bought! This was the house that got us in the game and showed us the benefits of real estate. It also allowed us to build our portfolio because we took out a line of credit against the equity in the home and used it to buy more property! And it’s now benefiting us again because selling it is giving us the cash needed to make a much larger purchase! Here are the numbers for those that have been asking: we purchased 3 years ago for $115k. We rented it for $1100 per month. We took out a line of credit for $18k which we used to grow our portfolio. We put about 15K into renovations after the tenant moved out. We owe 95k on the loan, plus the 18k line of credit for a total of $113k. We sold today for 170k.

Exactly how wild it was for us to decide to have as few walls and doors as possible I’m not entirely sure, probably not wild AT ALL 😂. But I’ve been hearing voices of just how inconvenient the open plan living is, how noisy, how smelly things get (this one always makes me raise my eye brows, what do you guys cook that smells so badly? My cooking smells nothing other than delish!🤣). Ultimately though everything is down to personal preference and perhaps stage of life. Maybe if we had a little child we’d want a toy free room but at this very moment this is us, living and working from home, puppy running around spaces that are fluid with each other. I’m reporting exactly ZERO problems so far. If I ever get to renovate a house again it will have an open plan, perhaps bigger and better but definitely as open as possible.
The age old question - buy or build? I think it depends on so many factors. I want to assure you that building does not have to be stressful - it’s a longer process - that is true - but you really get an opportunity to get the home you dreamed of. We do construction drawings - and the benefit of us doing them is that we are already designing the interior while drawing the plans. It is a very cohesive way to design a home. Inside the scaffolding, which goes the whole way round the house, with a tin hat on the top! So grateful we went with the hat with the masses of rain we had earlier in the year. Seems a lot time ago now compared to this joyous sunshine.

Laundry room or office?
This is what we call a double whammy. It’s both. Multitasking at its best.
We redesigned this laundry room to handle all sorts of loads and not just the laundry loads. Each cabinet in this space has a purpose and a specially crafted organizational tools built in. My client and I really thought thru all the details in here! This is one organized space! 😉

Choosing a sofa is not only an aesthetic choice, but an ergonomic one too.
How our body is positioned affects our mood & behavior.
Low, deep sofas create a body position that’s almost lying down. It’s almost impossible to sit up & have a formal conversation on a sofa like this!
Whereas, if you want a more formal environment, or if you don’t like to slouch, choose a sofa with a higher back & more narrow seat...
The next time you’re making a design choice in your home, imagine:
“If I were forced to stay home for months, with no visitors, is this how I would want my home to be? Is this comfortable? Is this beautiful? Is this for ME?”
Oh wait 🤔... that’s already become our reality 🤦🏻♀️! Is it just me who’s been reassessing Every. Little. Thing. in their house?

Staging day is one of our favorites here at Cedar and Oak because we get to see the place come to life. It’s amazing how an empty house becomes a home when all of the furniture and decor come in and fill the spaces. We cannot wait to share the final video and pictures of our Dry Creek project with you next week. It’s been such a special home for us to restore. Stayed tuned for the final reveal!
