We live in interesting times. Innovation and evolving technologies have enabled us a range of exciting options but one thing remains the same and that is the ever present excessive fees that eventually wear down the ROI of a savvy property investor or the ordinary homeowner. #PercentageProperty believes otherwise.
They stand firm that excessive fees are not necessary to get you the same result as you would when charged between 2-2.5% by most agents when it comes to property sales. They have made it their life's mission to charge only 1% commission when selling your property!

This is one of my main inspiration shots for the new house...
I snapped this image a couple of years ago in the Manly @assemblylabel store and have kept it on my camera roll this whole time.
It’s not just the beautiful design, but more the way it made me feel. Calm yet energised, fresh and inviting. I’m hoping to inject these feelings into our new home 🙌🏻
What shop would you happily move into?!

We have been paying off debt with every spare dollar we have. My Young Living checks went straight to debt. My photography pay went mostly to debt.
I had decided that I deserved a space that made me feel “home”. I have severe generalized and social anxiety and I’m on edge all day every day. Something that can aid that, is a proper space to unwind and just “be”. Ever since I moved out of my parents house, I dreamt of matching furniture and nice throw pillows... it was something in my mind that I connected with “making it”...I never had that until now.
For Mother’s Day this year all I wanted was a space that made me feel good. Something that felt like me. I’m thankful for the work Brett put into this space and for making my vision come to life. I couldn’t be happier with the final outcome!
Before and after 🧡🌱 Entry is almost complete 🙌🏼 Can you spot what still needs to be done 🤪 I forget how dark this house was when we bought it, I still feel itchy just looking at that carpet 🥴 But from the moment we walked in I remember seeing nothing but potential 💪🏼🍂 .
Question! We’re struggling to find bits to replace the old warped front of the house thingy... doesn’t help that I don’t know what it’s called? Like, we want to find shingles or a new decorative thing to replace the “face” of the roof/house. You know what I mean... #renochat does anyone know where to get them in #Melbourne ? I’ll keep googling before I head anywhere in person to save some time and face to face contact with too many shops!

Project P started today - when work starts at one of your besties houses. Creating a vision and bringing it to life.
For now the boiler room and some of the hallway are being knocked through to create a large formal lounge that will open onto the conservatory to make the most of the stunning garden. @tomhowleykitchens ordered - super excited for that.
So this was day 1.
I will put project P each time I feature this project on my grid. #melmademedoit
NEW PICTURE ALERT! This beauty arrived today. I'm thrilled with it 👏. I've had my eye on it for ages and it's even better in the flesh 😍 Thank you @ruthallenart Now to decide where to put it. Perhaps next to the matching chair? 🤔
I almost jacked in the purchase of my not so pretty little 🏠, the survey came back a bit on the dodgy side to say the least....bloody damp, rickety stairs, birds in the kitchen loft and chuffing chimney stacks that were about to fall down any second.
I whacked in a cheeky offer and the seller accepted. What a barg! Or a stupid move on my part?
First bit of (ultra dull) reno....the chimney stacks. Look at that view though 😍 I've had cowls put on top of the chimney as I have an open fire in the living room, these little bad boys will help increase draft and prevent backflow...and stop the bastard birds dropping things down the chimney 🙄
I’d be lying if I said I wasn’t super tempted to get my black paint out and make a mini me kitchen for the girls... 🙈😂 They love it and even though we’ve had it 4 years, it’s like it’s all brand new again! Wonder how long it stays like this... Hope you’re all well lovelies x
Swipe for before 👉🚪 I have been telling anyone who will listen to me about this front door for the last four months ... and sorry to break it to you, but you'll continue to hear about it! After a month of changing my mind and two months of waiting for the fitting to be rescheduled because of Covid-19, it's finally here, and I LOVE IT ❤
I've been a homeowner since February and needless to say, progress has been slow! This might seem like a small milestone to most (it's just a door) but it's become a sign of hope that things will get better and my house renovations are heading in the right direction 🙏
I can't praise @oaklodgedoorsltd enough for their advice, patience and professionalism ... just look at that finish! 😌
I never knew shingles could be pretty. Or maybe it’s just that it looks so much better than before there were shingles. It’s been a busy week here getting the roofing finished. Such a big job! I’m so grateful for all the help we’ve had this week. Couldn’t do it without all our family and friends who care enough to lend their time while only getting paid in food and sunburns. .
WE COULD GET USED TO THIS VIEW
Looking up through what will be the ceiling of the glass box at the back of the house - this view is currently through scaffolding boards, but we’re hoping it’ll be through the glass box soon enough.
Fingers crossed for a summer full of blue skies 🤞🏻
We’ve finally chosen our wood flooring 😅! After many many many (and many more) weeks of evaluating flooring types, waiting for sample shipments, and endless comparisons of 50+ options, we’ve decided on Brazilian Chestnut solid wood in 5” planks (on the left). This decision didn’t come easy, trying to semi match our deck flooring and getting the color combo just as we like it was painstakingly hard... That coupled with the inability to visit showrooms because of COVID19 and only having small samples to work with made it that much more difficult.
We decided on Brazilian Chestnut because 1. It was a close match to our deck flooring (Kayu Batu - Red Balau), we wanted a semi smooth transition when we open our 21’ panoramic doors onto the deck and 2. It has a super hard Janka rating of 2749, so it’s super scratch and ding resistant (keeping the pup and future growing family in mind) and 3. We liked the color and color variation this flooring has to offer!
Getting verrryyy used to this being my 'work from home' view. But I am not the most productive here, I admit. Constantly having to scoop out bumble and honey bees too as they fly in is rather stressful too 🐝
As much as I love sitting here with my laptop and listening to the birds, I am also looking forward to a return to some normality soon too. As part of phase one, I am to return to work in June at some point and I think I am ready for some normality.
I need some gardening gloves and to do a bit of weeding I know (I will need to look all of this up on line as I am so clueless!) I don't own my garden outright but I as I am applying for direct access to it through patio doors and as I have never seen anyone upstairs coming down to use it, I do want to try to learn how to take care of it as I feel it's my responsibility ❤️
• The Blue Bedroom •
Similar to Jaspers rooms this bedroom was fully stripped back before being skimmed.
You can see from the pics this included stripping the wallpaper, stripping all original woodwork of old paint, filling and sanding. Also the removal of the large original coving in favour of the stylish deco coving we had moulded from the hall (see previous post)
New electrics and plumbing complete and first fix of the new sash windows and it’s ready for plastering.
Anyone else really enjoy stripping woodwork with the heat gun??
Bathroom progress!😍 Tomorrow everything should be plumbed in, tiles grouted, walls painted and then floor going down on Friday morning, including carpets throughout the house! I am SO READY to be in now. I've hit the pregnancy brick wall and I'm ready to chill now and await baby Ruperts arrival! 👶💙

Good Morning!! Can you spot the very exciting development I’ve (probably not so patiently) waited for in my kitchen? I have skirting boards at last! It’s made such a difference. Everywhere now needs painting again but you know, I can live that.
Pre-twins Sunday was always my deep cleaning day so last night before bed I got my hinch on and it felt lush coming downstairs to the smell of @lovezoflora - Country Garden is my favourite! Happy Bank Holiday everyone - looks like it’s gonna be a hot one! 🌞

OHHH, WE’RE HALFWAY THERE // Managed to get up half a gallery wall earlier and then got a bit bored and moved onto something else. Round two tomorrow I guess? As much as I show the lovely spaces on the grid of our abode, we’ve actually still got quite a few bits that we want to improve. We’ve been here for 7 months today, and in one breath I’m amazed at what we’ve achieved, but in another I think we could have done more! I often get asked why I make such an effort in a rented property and actually, the answer is just that I enjoy it! I want to live in a space that I love. What do you reckon? NB: @howirent_ is a really good resource if you want to hear more about this kinda outlook on renting (and to see lots of inspiring rented properties!) #myrentedabode#howirent
‘I miss the planes’ ✈️✈️✈️ was a strange comment I posted into my uni girls What’s App group yesterday afternoon when we discussing thinking how clear and quiet it is in London. You’re probably thinking, err, wtf! I somehow find them strangely comforting and without them it’s odd and amplifies that there is something very wrong in our world at the moment. When Freya wouldn’t sleep at all during the night as a baby, hearing the first plane into Heathrow at 4.30am felt like it was ok, morning is nearly here and I can hand her over to my husband for a bit. Anyway alongside missing the planes I also miss my parents, having a glass of wine with my Dad and sister, my friends, the kids being at school and nursery, the school mums, coffee on a Tuesday, alone time, a tidy house, work, people.......the list goes on 👉👉👉.
Life in lockdown as we approach the end of week 9 has had its ups and downs. The biggest impact for us was having ALL of childcare options taken away and I am sure that all parents feel the same. But as time has gone on it has got easier, my expectations have certainly lowered and the positives are appearing. I’ve seen the bond grow between Freya and Bertie, and although home schooling has sometimes been awful/non-existent/a battle we have seen that sometimes Freya wants to read 🙌🙌🙌 There is certainly a lot of hope now that lockdown is slowly being eased, I hope that it continues that way 🤞🤞🤞.
This is a completely different post for me but I wanted to share our lockdown experience, I definitely felt better after writing it and I hope you don’t think I’m some sort of fruit loop for it. I know that everyone is having a different lockdown and this is ‘our’ version of it. The link is in the bio if you fancy a read, and I do still live in a slight small glimmer of unlikely hope that we may still get on that plane to Valencia on the 22nd August at 2pm 🤷♀️🤷♀️🤷♀️.
Have a lovely Friday and it’s a long Bank Holiday weekend coming up. Virtual G & T at 4.30, who’s joining me? 🍸🍸🍸

2 things i can fully relate to right now are: “everything hurts and i’m dying” and “sweatpants are all that fits me right now” .....so that’s how pregnancy is going😂
#32weekspregnant & little muffin is not so little anymore! we moved back into our house last week and it has been SO GREAT being back home! nesting is in full force over here.
to everyone asking for pictures + a house tour....i’m working on it & can’t wait to show you guys!!! i definitely underestimated how hard it would be to move while being this pregnant🙈 my feet and back have been KILLING me, so getting the house in order is a slow process. stay tuned! until then, here’s a little sneak peek of our master bedroom!
