None of the listing platforms are. So who is?

I see it so often. Guests leave a mess, or bring a pet when you don’t allow pets, or have extra people. And the complaint 99% of the time goes like this, “...Airbnb isn’t on our side! Airbnb let them book anyway and they should do something.”
❌No. They shouldn’t. That’s your job. Your job as the owner, host, or cohost, is to ask questions and communicate with guests prior to their booking and to their stay. It’s up to you to recognize any 🚩 red flags or any behaviors that make you uncomfortable to host these particular guests.
Do you have tools in place? Do you know what questions to ask and how to get the answers? Unfortunately, there are people out there that take advantage of the system. That are not very good guests. And sometimes they would make GREAT GUESTS, just not at your property.
So here’s some question I typically include in my initial “Thanks for booking with us!” email: 👇
1️⃣ What brings you to town?
2️⃣ How can I better prepare for your stay? Are there any special accommodations you or your guests will need?
3️⃣ Who is planning to stay with you?
4️⃣ What activities are on your list for your trip?
5️⃣ Do you have any pets you plan to bring along? (I ask this regardless of the property pet policy.)
Airbnb, and the other platforms, don’t protect you from bad guests. But there are lots of ways you can communicate well to do the VERY BEST you can to protect yourself.
➡️PRO TIP: Go into each booking communication from a positive place. Assume the BEST about every inquiry, (except the ones that hit you with the “kindly” those are scams 💯) but develop a system of using cautious optimism. And don’t be afraid to ask more questions. Guests are leery of the process too. But when we work together everyone benefits from the experiences.

Spunky little 🤡 🔪 from the other day. These fish had lock jaw most of the day aside from a 15 minute window where all hell broke loose. As quick as the bite came, it shut down just as fast. Bear and I spent the last 4 mornings sunrising (from the verb “to sunrise”). ⠀
I guess we just believe in making the most of our time here (here in Vermont, here amidst winter, here on earth). ⠀
And, our schedule is going to look a bit different two weeks from now. ⠀
We’ll be picking out a third Skida bandana, and trading in big mileage days for slower mornings spent training and cuddling, because...⠀
