3 🏡 before 30 and officially an Encinitas homeowner! 🔑 Today i closed on the biggest investment of my life! Couldn’t have done it without the support of my amazing family, friends, mentors, and @teamrobertsonencinitas for teaching me how to be smart with real estate investing, saving and making good life choices 😜 Thank you also to @kcrentfro for putting up with me (I know it’s difficult working with industry people) might be living on cereal & top ramen for a few months but keep an eye out for the housewarming invite! 🎉

Here's the thing- You're a mess.
Said in the nicest, sweetest, least judgmental way possible. But truly, my average client IS the meme about failing at "adulting". Here are 5 Quick tips to get your financial life in order, whether you're looking to buy a home or not.
1. Create a system of file folders that make it easy for you to quickly find documents and save important items. Then put that sh*t in a cloud or back it up on a drive. I use @google drives. It becomes costly to have to pay for additional copies of your tax returns or W2's (it can also take 6-8 weeks if you have to get them from the IRS). I recommend Finances->Label by years -> then label by income/assets/credit/property/taxes. As you get new items like W2's, paystubs, bank statements, or if you pay medical bills or get proof of debts being paid off on time- just LABEL then drop them in!
2. Just pay your bills on time and check your auto-pays monthly. That's all there.
3. Just pay your taxes. That's all for this one too.
4. Have a "life" google/excel document with all your passwords, usernames, account numbers for all bills. I break mine down by "Credit Cards"/ "Homes" - then break down utilities/mortgage/tenant info by property address. But you can do this for all your past places you've rented in case you need to get in touch with past landlord or find old internet proof of payment/"Student loans"/"Car"/ "Insurance"- all types/ "Investments"
5. DELETE YOUR 5,145 UNREAD EMAILS! I swear if god herself could come down onto this planet she would go in and delete your old emails. Truly, how is it even possible to navigate your finances if you can't check your emails or respond to requests for payment/proof of payments of medical bills/questions from creditors. Legally, creditors can correspond with you via email, so you're leaving yourself open to HUGE liability by not being organized in your digital life. It's not cute.

Talk about Historical Mortgage Rates - In 1971, the same year when Freddie Mac started surveying lenders, 30-year fixed-rate mortgages hovered between 7.29% to 7.73%. The annual average rate of inflation began rising in 1974 and continued through 1981 to a rate of 9.5%. As a result, lenders increased rates to keep up with unchecked inflation, leading to mortgage rate volatility for borrowers.
This year, interest rates are expected to stay around 3.8%, according to Freddie Mac. This is good news for consumers as home prices continue to rise. (All Public Information)
