I had a very good conversation with an established developer who started building an off-campus housing portfolio 10-20 years before there was a craze about that sector of housing and our convo challenged some of my thoughts on the sector.
Personally I've stayed away from that sector because I don't want to compete schools who have "unlimited" resources and actively making real estate plays.
The more we spoke and I reflected I realize it's all about timing. He planned to hold those assets and pass them down through generations, however he sold the majority of his off-campus housing portfolio 2-3 years ago but wished he would have even sooner.
He was early to the party so he enjoyed a lot of appreciation from the "competition" that came from the university and other developers entering in the area. However because he waited "too long" to sell, he didn't get as much as he would have had he sold earlier because of university built student housing towers that changed the rental market and made conditions tougher in off-campus housing.
Interestingly enough, he would have made the most money selling around the time I was starting in real estate, which means while he would have made money, I would have lost money in that sector because of my timing.
