Because of capitalism the safest bet according to Warren Buffett is is an S&P 500 index fund, because capitalism will always making sure it finds way to profit despite of short term setbacks and I find real estate to be very similar. .
I love the game, at times I just have to take time out and ask myself "at what cost" to make sure I'm in line with my moral compass.

Capitalism is an economic system not a moral one... I'm trying to have people come up with their own moral compass... I'm trying to show the lack of morality that we have is really cannibalizing our own society.
My road to success is always under construction so not only do I build properties I build my mind as well.
There's been a movement in real estate I've been watching and really studying and that's the effort to either remove capitalism from real estate or put morals in it (i.e. rent control, tenants rights, workforce housing, affordable housing, etc). .
This book explores the role city planners play in the gentrifying of cities due to their alignment of goals with developers, increasing property values. The goal ultimately increases the bottom line in both sectors (public & private). .
The difference is cities have a need to implement "morals" to protect some of their citizens but it ultimately conflicts with their desire for increased tax revenue through property taxes on higher property values.
Developers by nature have to operate in a capitalistic manner to survive and they will always take advantage of great deals and ensure they are receiving their maximum returns in many cases even if that means neighbors/neighborhoods are implicitly or explicitly hurt in the process.
Doing capitalism "responsibly" and by my own moral compass is how I see myself doing my part to prevent the house of cards from collapsing on itself and having a real estate market based mainly on "morals" and limited capitalism.

How I’m sliding out to the West Coast after wrapping up the busiest week of my year ⛸🦍. It has been another year for the books. In 2019, added $12,080/month ($145k/yr) to the rent roll (that’s flow after mortgages). Got one SFR left that could possibly be finished before 12/31 deadline that would add an extra $1,995/month to the pile. That would leave 10 units in the inventory to finish in 2020. Gonna spend the weekend relaxing and 2020 planning 😤

Spend some time over the holiday planning for 2020 and taking full account of where you stand today. The goal should be to grow. This doesn’t have to be complex. I’ve used everything over the years from pen & paper to financial planning software to excel spreadsheets. They all get the job done. My year end challenges is simple: what that YOY growth do bew!? ☄️

After I posted this earlier this year, I subsequently saw it uncredited all over y’all gurus pages. This is a house I bought in 2011 in South Philly for $50,900. My props in South Philly have seen insane growth over the years...not to mention the fact that I’ve already made my entire investment back (plus some) in rents I’ve collected. Years ago, this was a block people told me was too rough. Then people told me to cash out in 2014. I’ve always been hardheaded 🦍
