Is Austin a Seller’s Market? I got this question the other day and I think it’s worth a little explanation 🏡
First, I think it’s important to understand what a “sellers market” is. In real estate we look at “Months of Inventory” to determine how quickly homes are selling vs. how many new homes are hitting the market.
In the latest report from the Austin Board of Realtors, the Austin Area sat at 1.7 Months of Inventory. This means that the rate homes are selling, if no new homes hit the market, the existing inventory would be sold in 1.7 months. In a “Balanced Market” you’re looking at about 6.5 months of inventory. So based on current supply, Austin would definitely be considered a “Seller’s Market.” This means a lot of things and there’s a lot of variables that come in to play, especially the specific area you’re looking to purchase in.
