Unpopular opinion: you don’t need an agent to shop for a home.
There are plenty of reasons you should work with an agent, but the year is 2019 and everyone (e v e r y o n e) searches for real estate online. I do, too!
The problem is, in the year 2019, we also have Photoshop, and digital staging, and grainy Nokia pics resistant to zoom; it's hard to get a true sense of a place looking through a screen, and comparing Redfin to reality takes practice.
Especially in Boston's old homes, there are a few things I’m always looking for in online listings that usually can't hide in photos:
* radiators - neglected radiators might still be perfectly functional, but peeling or rusting will be obvious, and gives a general sense of the level of care put in to house-wide maintenance
* floors - inconsistent colors or signs of over-edited images to hide flaws/staining could be a hint that condition is worse IRL
* ceilings - do they show them in photos, and are they peeling or staining around the edges of the room?
* tile and material styles - older square tiles can be painted to hide the pink or blue for photos, but newer tile shapes (hello, subway tile) mean more recent updates
There will always be things you just can't see well on a screen, like whether the aforementioned updates were done well. Sometimes photos don't do a home justice, and sometimes they're truly the very best they could be. Use shortcuts to evaluate listings on your phone and prioritize what to examine more closely in person, but don't skip the open house.

This morning's aim was to get up crack o sparrows and head out for a big roach or two.
First cast resulted in a small jack on a pellet, I was fully expecting a chub to pop up not Mr esox 😅
Eventually I hooked a big old roach and the poor thing got nonced by a bigger pike on the way in 😭 nice long rest in the net away from danger and off it went like a rocket, whether it survives I really couldn't say but fingers crossed a full recovery is on the cards. 13 January 2019, found a new stretch of river that was fairly cheap to join, heard of some decent perch from there so thought I’d have to go and try for myself, went down there with my brother and we started casting a few lures around, he caught a nice perch of around a pound, a few swims downstream I cast a small Z-Man TRD hogz to the far bank rigged Jika style, the first perch of the year for me, unsure of weight as did not have scales, I thought it was decent as I’d not had one that big before, next swim down me and my brother were standing there he went to cast upstream and got it tangled in the tree above hahaha I took advantage of this and cast upstream to the far side felt the hog down and just slowly dragging it along the bottom tapping the rod to kick the legs a bit I felt something pick it up, I set the hook and felt a decent size fish, I knew it was a Perch by the savage head shakes, we saw it and my bro scooped it up 1st time, it’s most definitely my biggest perch so far, I’d love to know how much the beast weighed😩
