When buying a #house ...
1. Keep a steady job.
2. Pay down your #debt
3. Don’t make any big purchases! However this one is legit and we may just have to write a letter of explanation to the #underwriter 🤷🏻♂️ #relist8 Richardacostarealtor.com Keller Williams City View
💲Most lenders determine someone’s creditworthiness based on their FICO score. This score shows your credit risk and reflects what your interest rate would be but did you know that there are different versions of FICO?⠀
💳When you are interested in buying a house the FICO formula that your credit card company uses isn’t the same formula that your mortgage lender will use. They will have different scores! ⠀
🏡If you are buying a house most mortgage lenders will tend to use one of the following:⠀
Equifax Beacon 5.0⠀
Experian/Fair Isaac Risk Model v2⠀
TransUnion FICO Risk Score 04⠀
✅Tip: Mortgage underwriters have a structure in determining what score they use to determine your interest rate: ⠀
1️⃣If all 3 of your scores are different, they use the middle score.⠀
2️⃣If 2 scores are the same number, they use that number (even if the third number is higher). ⠀
3️⃣ If more than one person applies for a house, they use steps 1-2 ☝🏼to determine the score for each person and then they choose the lower score.⠀
4️⃣If you have no FICO score, you get no mortgage*⠀
*if this is your situation contact the mortgage lender that you would like to work with and they may provide resources to you that can assist with getting approved.⠀

After my apprenticeship at Allianz, I immediately got the opportunity to start as a trainee in the Allianz Underwriting Program.⠀
What is the Allianz Underwriting Program? ⠀
During my time as a trainee in the Allianz Unterwriting Program, I learn how to calculate risks, write contracts and set prices. I also get to analyze the insurance market and develop new sales concepts for different companies.⠀
I work in Unterföhring, Allianz Germany’s biggest company location. ⠀
Apart from acquiring professional skills, I also have the opportunity to further develop my communication skills while networking with people all around Germany.⠀
I love my job and the opportunities I am given. The key challenge for me is to satisfy the individual needs of many different customers and to find appropriate⠀
solutions for them.⠀
